every time I build a city it seems that it always goes negative how do I keep it positive without over building?

So, I finally decided to go Sandbox and let me tell you, I found my mode... This game is just awesome and once I figured it out it was all smooth sailing and happy faces! . Thanks

I'm so confused...

what am i supposed to be doing? when selecting, say, residential, and i click a box, and a huge square opens up around it, how do i know where to select to customize or create my zones?

so confusing...
