:bc is easy to make TTT just make parks services sports all around it and when zoning
Make SURE IS DENSE or they gonna become T residential

The longest subject I've ever seen.
Actually, not dense resid. area can also generate TT and TTT buildings, as long as you build fire stations, police stations, hospitals, parks, sports, schools.
