I think putting up zones will be the most efficient method as the game usually calculates the most densest buildings to place as it grows. The same effect can be done manually so theres not much of a difference. If youre working on a giant map, it can be argued that putting zones can help save time but also, it doesnt take considerably longer to place the building. I think the bigger challenge would be adhering to the demands and making the numbers grow as people do not populate buildings if the needs are not met. Higher population buildings are generally rich demand so you need to provide all the facilities to attract people there.
