Ya know like a shop at the bottom of a apartment it will serve both like a restaurant below a apartment so the res and com demand will go down if it gets implemented properly it may work

Hmm I never seen a city builder use the mixed use tactic
but it's definitely not impossible to code probably just difficult

I don't mind it having its own zone but I don't zone anyway so I guess they are plopable and zoneable right?

Who cares? This game is already painfully easy. It doesn't really matter if it makes it easier because the game hasn't had challenge for years.

No. It's currently impossible since buildings are defined as residential, commercial or industrial. What zone would they spawn? What type should they classified as?

They should be classified as an different unique zone

Farms and harbors are type industrial and they fulfil industrial demand. They just have a special zone which is also classified as industrial.
