How to create custom zones?

I'm planning to make a "Vanilla" residential zone since most of the time the residential houses usually spawn only 1 or 2 building types. I'm referring to vanilla since I will only use the residential building textures by Lobby, any tutorials on making zones? Thanks!

Do you want the zone to be like the residential and commercial zones?
